Rental Returns

Based on local comparables, Château Suites at Château de la Cazine are likely to command high rental rates. Plus, with just 18 of these properties available in the whole resort, occupancy is predicted to be high.

For the two years, there is a guaranteed rental return as outlined above. Year 3 onwards, and taking into account the 50/50 split between property owners and the hotel operator, owners should expect an even higher return than the 2 year guaranteed return of 8%.

This high return is anticipated as the 18 Château suites will have very high occupancy rates, in the region of 85%.

Using the conservative figure of 60% occupancy, this would provide owners with over an 8% return annually.

At 85% occupancy, as it predicted for Château suites at Château de la Cazine, owners will receive annual returns of over 10% per annum.

Personal Usage

You can stay at your chateau suite 1 week per annum for fractionals and 4 weeks per annum for full ownership.

There is no personal usage for SIPP buyers due to HMRC rules.

I visited the luxurious and elegant Château de la Cazine resort at the end of May. I had left London full of the usual stresses associated with living and working in a busy city but as soon as I arrived into this beautiful and peaceful French Château estate I felt so elated and alive! Once I saw the Château nestling in the trees and sparkling in the late May sunshine I had this feeling of 'getting away from it all' and being removed from the hustle and bustle of everyday life in the UK.

From the Château window, I looked out onto several lakes, an unpaved road and rolling fields with lush green grass - it looked like a Constable painting!

The renovation of the Château had just commenced when I arrived and is due to finish by the end of the year. This will bring the Château up to a world class 5 star standard whilst retaining the beautiful charm of its original features. These include the lovely mantle fireplaces and from a later period, in the dining room, there is an art deco mantle-piece.

The nearest village buildings are also being converted into luxury apartments. The stable which has three horses in it is being converted into a children's play zone and a café. But don't worry, the horses are being moved elsewhere in the estate!

I visited the small town of la Souterraine on Saturday morning, which is market day. The local farmers and traders all come to the outdoor market to sell their goods, mainly food - fresh meat, a huge selection of cheeses, eggs, locally grown vegetables and fruits - but also jewellery, household goods and some clothing.

And in the inner core of the town there is walled entrance, probably at one time a walled town, giving it great charm. The town is a throw-back to how British towns used to be before they were over-run with the High Street chain stores. In La Souterraine, there was several bakeries, butchers, a lingerie shop, a children's clothing shop, a dress shop, furniture shop, stationery shop, and more and none were chains.

We passed by the train station; there are several trains to Paris every day.

The renovation of the Château had just commenced when I arrived and is due to finish by the end of the year. Just 17 character-filled suites are available throughout the resort. A fully refundable reservation fee of either £500 for fractional ownership properties or £1,000 for full ownership is payable upon reservation.

This amount is fully refundable for 30 days, giving you the time to take a viewing trip and appreciate the stunning location of the resort itself.

At the end of the 30 day period, you will need to pay a 30% deposit for full ownership and 50% for fractional ownership.
